How It Is Calculated
The loan amount is the home price minus your down payment. The monthly payment uses the standard amortization formula M = P · r · (1+r)^n / ((1+r)^n − 1), where r is the monthly rate and n is the number of monthly payments. Early payments are mostly interest; later ones are mostly principal.
What the Estimate Excludes
This is principal and interest only. Your real monthly housing cost also includes property tax, homeowners insurance, and possibly PMI or HOA dues — add those separately for a full budget.
